If you are a Landlord locking out a Commercial Tenant for default of rental agreement the Sheriff is
not required to attend. You should however have some form of proof of payment default like a letter
from your legal counsel. You should also post a notice on the front door of the business establishment
notifying the Tenant in default of a means to recover any property left behind.
Commercial Property Opening Policy
You must be able to verify that the business you require opened is yours either through your
landlord or a legal document like a valid mortgage or a recent bill to that address which bears
your name. You must also be able to present a valid Ontario Drivers License or Ontario
Picture Health Card.
Residential Property Lockout Policy
If you are a Landlord locking out a Residential Tenant for default of rental agreement you must follow
Ontario legal guidelines. The Sheriff must attend. We will not proceed to lock
a Tenant out of their place of residence without the presence of the Sheriff.
Residential Property Opening Policy
Client must produce valid Government Issued ID like an Ontario Drivers Licence or Ontario Picture
Health Card bearing your name and the address of the property you require to be opened.
